Understanding Home Watch Services
What exactly is a home watch service?
A home watch service is a scheduled, professional program of visual inspections of your unoccupied property. A qualified home watch professional visits your home on a regular schedule — weekly, bi-weekly, or customized — inspects the interior and exterior for problems, and delivers a detailed written report to the homeowner after every visit. It is not a security system, not house-sitting, and not property management. It is proactive, documented oversight performed by a trained local professional who is looking out for your investment while you are away.
Why do vacation and second-home owners in Delaware need home watch?
Coastal Delaware properties face risks that are unique and compounding. Salt air accelerates corrosion. Humidity encourages mold. Nor'easters and tropical storms cause sudden damage. And properties left unoccupied for weeks or months have no one to catch the slow, silent problems — a water heater beginning to fail, a slow leak under a sink, a storm drain backing up, an HVAC system quietly shutting down. By the time an absentee owner returns to discover a problem, small issues have often become very expensive ones. Regular home watch inspections stop that cycle by catching problems early and reporting them immediately.
What is the difference between home watch and a home security system?
Security systems detect events that trigger alarms — motion, intrusion, smoke, and similar conditions. They do not detect a slow water leak inside a wall, a refrigerator that stopped running, mold beginning to grow in a closet, a pest infestation forming in the attic, or a roof soffit pulling away from the fascia. A home watch professional performs a physical walkthrough — opening cabinets, checking appliances, testing systems, and observing conditions that no camera or sensor can identify. The two services serve different purposes and work best together.
What is the difference between home watch and property management?
Property management is focused on managing a home as an income-producing rental — handling bookings, guests, cleaning, and maintenance associated with occupancy. Home watch is focused on protecting an unoccupied property from the problems that accumulate when no one is present. Many homeowners who do not rent their properties still need professional home watch — but do not need property management. I focus exclusively on property protection and oversight for absentee homeowners.
How is home watch different from having a neighbor check on my home?
A neighbor's check-in is informal, unscheduled, undocumented, and uninsured. A professional home watch service provides scheduled visits on a confirmed calendar, a standardized inspection checklist covering dozens of conditions, a written photo-documented report delivered after every visit, liability insurance protecting you if anything goes wrong, and a credentialed professional with the knowledge to recognize problems that an untrained eye would miss. The peace of mind is categorically different.
What does a home watch inspection report include?
Every inspection report I deliver through the HomeWatchIT platform includes a written summary of the visit, condition notes organized by room and system, photographs of any concerns identified, recommended next steps for anything requiring attention, and a record of all systems checked. I send your report promptly after every visit, and it stays permanently accessible through the HomeWatchIT client portal.

About Ibis Property Oversight
Who owns and operates Ibis Property Oversight?
I own and personally operate Ibis Property Oversight. I'm a Lewes, Delaware resident with over 27 years in the coastal Delaware community — a former educator and coach with 25+ years of community service, an accredited member of the National Home Watch Association, and a hands-on property care professional who performs every inspection myself. When you hire Ibis Property Oversight, you're hiring me.
Why is the business called Ibis Property Oversight?
The ibis is widely believed to be the last wild creature to seek shelter before a hurricane and the first to reappear afterward — a symbol of resilience, attentiveness, and the ability to read environmental conditions before danger arrives. That instinct to notice, prepare, and protect is exactly what I bring to every property I oversee.
What is the mission of Ibis Property Oversight?
My mission is simple. Built on trust, communication, and servant-hearted service, I work to give homeowners confidence, clarity, and complete peace of mind while they are away from their property. Every decision I make — from how I structure my inspections to how I communicate findings — is guided by that mission.
What are the core values of Ibis Property Oversight?
My work is guided by four core values. Trust: you can be fully confident that your property is being cared for responsibly and professionally. Integrity: every interaction is honest, transparent, and ethical. Reliability: every visit is completed as scheduled, every report delivered as promised. Clear Communication: you are never left wondering — you receive timely updates, detailed reports, and direct access to me for any questions or concerns.
How does Tom's background as an educator improve home watch service?
Education is fundamentally about observation, documentation, communication, and accountability — the exact skills that distinguish an exceptional home watch professional from a mediocre one. My teacher's eye means I approach every inspection with a structured, methodical checklist mindset, document everything consistently, communicate findings clearly and promptly, and follow through on every commitment. Nothing gets overlooked because nothing is left to chance.
Is Ibis Property Oversight an owner-operated business?
Yes. Ibis Property Oversight is deliberately owner-operated. I personally perform every inspection — there are no subcontractors, no rotating staff, and no employees conducting visits on my behalf. That means you always know exactly who is entering your property, what standard of care I bring, and who is accountable for the report you receive.

Services, Process & Reporting
What services does Ibis Property Oversight offer?
My services include Home Watch Checks, Maintenance Oversight and Vendor Coordination, Departure and Arrival Services, Storm Preparation and Post-Storm Checks, Concierge Services, Mail and Package Forwarding, Handyman Services, and Keyholder Services. Customized à la carte services are also available upon mutual agreement.
What happens during a home watch visit, step by step?
I arrive at your property on the scheduled visit date and conduct a systematic walkthrough following a standardized inspection checklist. I inspect all accessible rooms, check all major systems, look for signs of moisture intrusion, mold, pest activity, storm damage, and security concerns, walk the exterior perimeter, photograph any items of concern, and log all findings. After completing the inspection, I enter the report into HomeWatchIT and it's transmitted to you. If anything urgent is discovered, I contact you directly and immediately.
What is HomeWatchIT and how does it work for clients?
HomeWatchIT is a professional home watch reporting platform used by accredited home watch professionals across the country. After every inspection I perform, I enter your report into the platform and it's delivered directly to you — including written condition notes, photographs of any issues, and a complete record of all systems inspected. The platform maintains a permanent, accessible history of every visit to your property.
How does Ibis Property Oversight handle storm preparation?
When a storm is forecast, I implement your property's storm preparation plan: securing or storing outdoor furniture, confirming windows and doors are sealed and locked, checking storm drains and downspouts for blockage, verifying storm panels or shutters if applicable, and documenting the property's pre-storm condition with photographs. Immediately following the storm, I perform a post-storm inspection, document any damage, and contact you with a full report.
What are Departure and Arrival Services?
Departure services make sure your home is properly secured and prepared before you leave. Arrival services prepare your home for your return — climate adjusted, walkways clear, and the property confirmed ready so you arrive to a home that is comfortable and waiting for you.
Can Ibis Property Oversight coordinate repairs and contractors on my behalf?
Yes. When your property needs attention, I act as your local representative — meeting vendors at your property, supervising work, confirming completion, and reporting results back to you. You make the decisions; I handle the local coordination.

Pricing, Packages & Getting Started
What home watch packages does Ibis Property Oversight offer?
I offer three home watch packages — Signature, Elite, and Classic — designed to match different property needs and visit frequencies. Because every coastal home and travel schedule is different, I set pricing during a free, no-obligation consultation, where I'll recommend the right package and visit frequency for your property and budget.
How do I get started with home watch service?
Contact me through the contact page, by phone, or by email to schedule a free initial consultation. After the consultation, if you decide to move forward, I'll schedule a property walk-through, exchange keys, and establish your inspection schedule. In most cases, service can begin within a few days.
Is a long-term contract required?
Service agreement terms are discussed during your initial consultation. My goal is to earn your continued business through excellent service — not to hold you in place through contractual obligation. Contact me to discuss the specific terms that apply to your service arrangement.
Are à la carte services available for homeowners who do not need a full package?
Yes. Homeowners with specific, individual needs can discuss à la carte arrangements with me. Not every homeowner needs a full recurring inspection package, and I'm happy to find a solution that fits your actual situation. Contact me to discuss options.

NHWA Accreditation & Professional Standards
What is the National Home Watch Association (NHWA)?
The National Home Watch Association is the industry's gold-standard professional organization for home watch providers in the United States and Canada. Founded in 2009, the NHWA establishes standards, best practices, ethics, and credentialing for home watch professionals. In an industry that has no government regulation, NHWA accreditation is the most reliable independent signal that a home watch company has been properly vetted, is appropriately insured, and operates to a verified professional standard.
What does it take to become NHWA-accredited?
To earn NHWA accreditation, a home watch business must undergo an independent vetting process that verifies industry-specific liability insurance and bonding, completion of a criminal background check, review of the company's website for truthful representations, and a formal agreement to uphold the NHWA's Code of Ethics. Accreditation must be actively maintained and renewed, and members are expected to participate in ongoing continuing education.
Why should I only hire an NHWA-accredited home watch company?
Because home watch is an unregulated industry, any individual can claim to offer the service with no training, no insurance, and no accountability to any standard whatsoever. An NHWA-accredited provider has been independently verified as insured, background-checked, and committed to a professional code of conduct. That is the baseline standard every homeowner deserves when handing over access to their property.
Does NHWA accreditation require ongoing training?
Yes. NHWA membership requires ongoing continuing education so members stay current with industry best practices and evolving standards. My background as a lifelong educator makes this a natural and genuinely valued part of how I work.

Coastal Delaware & Local Expertise
What specific risks do coastal Delaware homes face when unoccupied?
Coastal Delaware homes face an elevated and compounding set of risks during vacancy. Salt air accelerates corrosion of metal fixtures, fasteners, HVAC components, and window hardware. Elevated humidity encourages mold and mildew growth. Storm exposure from nor'easters and tropical systems can cause sudden, significant damage. And seasonal vacancy means these problems can develop undetected for weeks or months before a homeowner returns. Regular, professional home watch inspections are the only reliable way to catch these issues early.
Does Ibis Property Oversight have experience with nor'easter and hurricane season preparation?
Yes. I've lived in coastal Delaware for over 27 years and have direct personal experience managing property through dozens of nor'easters, coastal storms, and hurricane-season weather events. That firsthand experience — knowing which preparations matter, what damage to look for, and how coastal homes respond to specific storm types — is built into every storm preparation and post-storm inspection I perform.
Why is local knowledge so important for home watch service in Sussex County?
A home watch professional who has spent decades in coastal Delaware understands the local environment at a level that genuinely affects service quality: which microclimates create higher moisture exposure, which storm tracks historically affect which communities, how salt air affects different building materials over time, which local contractors are reliable and responsive, and what seasonal patterns to plan around. My 27+ years in Lewes is a practical advantage that shows up in every inspection I perform.
How do I know that Ibis Property Oversight is the right home watch company for my Delaware vacation home?
The right home watch company is one that's licensed, insured, and NHWA-accredited; that performs inspections personally rather than delegating to staff or subcontractors; that delivers detailed, photo-documented reports after every visit; that communicates clearly and promptly when something's found; and that has genuine local knowledge of the environment your property sits in. I meet every one of those criteria. The best next step is a free consultation — no obligation, no pressure, just an honest conversation about your property and whether I'm the right fit.
