Frequently Asked Questions

Have a question? Here are answers to what homeowners ask us most.

What happens after I submit the contact form?

I personally review every inquiry and respond within one business day. For time-sensitive situations, calling directly is always welcome. During our first conversation, I'll ask about your property, your schedule, and what level of service you're looking for — there's no obligation, and the consultation is completely free.

How quickly can home watch service begin after I contact you?

In most cases, service can begin within a few days of our initial consultation and agreement. I'll schedule a property walk-through, review your home's specific needs, exchange keys, and establish your visit schedule. If you have an urgent need — such as an upcoming departure or an approaching storm — contact me as soon as possible and I'll do my best to accommodate your timeline.

Do I need to be present for the initial property walkthrough?

It's helpful but not required. Many of my clients arrange the initial walkthrough during a visit to their Delaware property, but if you're not able to be present, we can discuss your home's layout and any special considerations by phone or video call in advance.

What is the best way to reach Tom Pickard?

You can reach me by completing the contact form on this page, by calling during business hours (Monday through Friday, 9:00 AM to 5:00 PM), or by email. I personally handle all client communications — you'll always be speaking with the person who will be caring for your property.

What information should I have ready when I contact you?

It helps to know your property's address and community, how long it typically sits unoccupied, any specific concerns you have about the property, your preferred visit frequency, and any services beyond standard home watch checks that you might need. The more context you can share, the more precisely I can tailor a service recommendation for your situation.

Is the initial consultation really free?

Yes, completely. There's no cost and no obligation associated with the initial consultation. My goal is to understand your property and your needs, answer your questions honestly, and help you decide whether Ibis Property Oversight is the right fit. If it is, great. If not, you'll leave the conversation better informed about what to look for in any home watch provider.
